The development of an effective Roof Maintenance Program is a process that begins with an evaluation, which leads to some decisions regarding available options and services and the desired results, such as considering whether to continue to repair an existing roofing assembly or prepare it for restoration.

- Evaluations

All maintenance programs begin with a 'walk-over' inspection and a discussion of the owner's desired roof maintenance result for the particular building. Owners should consider a number of issues, including anticipated length of ownership, current budget considerations, and a plan for the depth of the evaluation.

- The RMP Agreement

Our agreement is a formal one between the parties that specifies time, expense, billing and payment terms (a sample document is included at the end of this proposal).
All agreements are building/address specific and detail the services to be performed via a checklist document. Any requirements for other vendors or subcontractors (such as roof top data equipment, satellite dishes, fiber-optics, etc.) are included. The form of recordkeeping, method of correspondence and personnel contact information is also part of this agreement.

- RMP Commercial Agreement

This is a moderately intensive program designed for individual structures or pieces of structures such as shopping mall core areas, but not the anchor or pad stores that are also part of the shopping center, or the fabrication portion of a manufacturing facility, but not the outlying support structures, etc.
Commercial programs include: Regular inspections - monthly, quarterly, biannuallv, major storms, custom intervals Maintenance - debris removal, drainage appliance clearing, pedestal placement, penetration pocket top-off, minor sealant replacements and applications. Inspection Checklist - overview of all rooftop conditions Photographic documentation Quotations on recommended work Cost is per square foot of membrane (includes vertical flashing terminations) on an annual basis

- RMP Industrial Programs

This program is a more intensive, long-range maintenance program intended for multi-facility owners, educational institutions or government organizations.
Services include all items in the Commercial Program and roof asset management tailored for the owner's long-term requirements. The use of a web based programs and specific software (Info-Roof, Roof-Nav., etc.) is common.

- Custom RMP

We can develop a Roof Maintenance Program tailored to your specific needs or sensitivities, such as clean rooms, operating rooms, roof top de-gassing appliances that may require non-standard work hours, fume abatement, vibration isolation or other customized program services.

- RMP Costs

Costs are determined by several factors: The initial cost for removing accumulated debris and minimum repairs necessary to bring the roof up to a maintainable condition. The age and condition of the existing roof assembly and level of desired improvement. The square foot area of the horizontal plane of the roof. The square foot area of the base flashings or vertical membrane. The type and lineal footage of the membrane terminations at edges, walls, curbs, expansion joints and others. The number and type of penetrations such as plumbing and electrical pipes, support: structures, screen walls, support pedestals, etc. The number and type of drainage appliances such as drains, overflow appliances, canales, scuppers, gutters, leader-heads and downspouts. Roof height and access. Timeliness of service.

- Restorations

As roofing membranes age they display symptoms indicative of its remaining performance life. Most roofing membranes are very predictable and we’re able to determine whether or not renovations are possible prior to replacement. Restoration methods include removal of aggregate surfaces, application of repairs and coatings, application of re-saturates, replacement of vertical flashings, sheet metal flashings and other components. Asphalt, thermoset, thermoplastic, steel and urethane foam membranes each have renovation and rejuvenating materials designed specifically to extend membrane service life.
